昨天，年第一个轨交被批复的城市出炉了。
国家发改委官方网站挂出了《关于武汉市城市轨道交通第四期建设规划（-年）的批复》，包括4个地铁项目，4个市域快线项目，总长度.4公里，近期投资亿元。
在这之前，长春轨道交通第三期、上海市轨道交通第三期、重庆市轨道交通第三期、苏州市轨道交通第三期、杭州轨道交通第三期调整，均已被批复。
这些规划批复，都是发生在国务院重新调整轨道交通申请门槛后。年7月份，国务院发布新规定：
所有城市申请地铁需要满足GDP高于亿元，财政收入亿元以上，市区常住人口万以上；
所有城市申请轻轨需要满足GDP高于亿元，财政收入亿元以上，市区常住人口万以上。
相比于之前，轨道交通申请门槛抬高了不少。在这种背景下，武汉、上海、杭州、重庆、苏州、长春轨交规划如此密集被批，意味着：

2、从被批的城市来看，均为中心城市，说明中央释放的利好依然在向大城市倾斜。
地铁是现代城市运行的重要交通工具，由于其建造、运营成本高昂，已成为城市实力与身份的象征。
民间有句俗语，“地铁一响，黄金万两”。作为城市运输动脉，轨道交通对于区域价值重塑，至关重要。有轨道交通的地方，价值相比于其他地方要高出不少，无论是房价还是租金，都在以地铁为参考划分。
目前，全国开通轨道交通的城市有30多座，其中运营里程在公里以上的16座。

从图上可以看到，公里以上的城市，除了最牛地级市苏州外，其他城市的级别不是直辖市，便是省会、计划单列市，均为中心城市。
年轨交规划被批复的城市也无一例外是中心城市。除了轨道交通外，国家中心城市、国家级新区、临空经济示范区、自贸区、自由贸易港等政策利好，也都给了中心城市。
资源、政策跟着权力走，城市格局已经在潜移默化地改变着。
改革开放头二十年，海运城市在对外开放的巨大红利下，走到了舞台中央。之后十年，制造业崛起，最具代表性的制造业重镇东莞、佛山、无锡、苏州、温州、泉州，成为了当时熠熠生辉的明星城市。

如今，国际环境、国内环境已变，改革开放也入上了新阶段，政策红利疯狂向高级别城市倾斜，未来的天下属于直辖市、副省级城市、省会城市。当然，这并不代表如苏州、泉州这类城市会没落，只不过发展潜力赶不上权力在手的城市。
拿泉州来说，泉州是制造业重镇，经济实力位居福建第一，但至今未通地铁，而省会福州、计划单列市兼经济特区厦门，都开通了。福建省的房价格局来看，厦门、福州占据头两位，比泉州高出不少。
说地铁改变了城市间的价值，一点也不夸张。当然厦门房价高，主要还是环境溢价所致，但公共服务也很重要。
从微观区域来看，地铁带来的价值就更明显。离地铁越近、线路越多，房价、租金便越高，这是常识。
昨天，武汉轨交第四期批复，具体线路走势如下图。
上图黑色线路为在建与运营轨道，红色为规划新建地铁线路，紫色为规划新建市域快线。
到年，吴家山、富民南路、新汉阳火车站、葛店南站都将直通地铁；远至前川、横店、周家河、桃桥湖都将开通轻轨。

如此武汉中心区的居住压力便可以向外部转移，同时这些交通被改善的地方，楼市价值也将重新划分。估计，这些地方的房东已经在谋划涨租事宜。
如果站在更高角度看，地铁正在中国城市格局。国务院已经明文规定，人口不达标、经济不代表、债务率过高的城市不准修建轨道交通，剩下能修的，除了高级别城市还有谁？
最终的结果会是，中心城市公共服务越来越好，小城市与中心城市之间的差距越来越大。强者恒强的法则，在城市与城市间，也适用。
人都是趋利避害的，都希望能享受到更好的公共服务。中心城市地铁规划密集批复，将夯实他们的竞争力，增强凝聚力，更能吸引小城市的人口。如此，中国的大城市化将提速，大城市的人口越来越多，小城市只能被抽血。
城市人口走势如此，以人口为主要支撑的房价，未来的格局不言自明。
